Cortijo For Sale in Tijola
Equestrian Centre
This magnificent property is a reluctant sale and is on the market at the incredible knocked down price of 1.850.000€. The owner has spent 6 years sourcing the reclaimed and antique materials from all over Spain in order to build this dream property, as the following photographs and description will demonstrate. This is an exceptional property of superb quality, with much attention to detail and is completely private. Set within 29 hectares of productive olive groves which produce a very handsome annual income. On top of that, the property's main interest concerns horses and there are stable blocks for both Mares and Stallions, paddocks and fenced exercise and grazing areas. The property is set within it's own land and is completed fenced. There is a security gate at the entrance to the long, tree-lined driveway. A second set of electric gates at the end of the driveway take you into the main grounds of the property with mature plants and trees planted around the borders, including a central pond and water feature. The property itself is surrounded by a walled courtyard. From the gardens one can access either the Mare's or the Stallion's stables or the central courtyard itself, leading directly to the main house. Going through the middle entrance of the three, takes you to the courtyard and the impressive arched entrance with a small fountain built into the wall on the left side. As you pass under the arched roof you see the whole of the courtyard before you with the house directly ahead, the mare's stable block on the left, which houses 5 stables, including a birthing stable for when the mare is in labour. The stallion's stable block on the right houses 8 separate stables. The whole of the stables are built with 60cm thick walls which are double block walls with a cavity in-between for insulation. In the center of the courtyard is an old reclaimed water fountain and trough which creates a lovely focal point. To the right of the entrance way is an antique wishing well which dates back to the 17th Century and comes from a convent. The Stable blocks are also built from reclaimed materials, sourced from all over Spain including chestnut beams from a bodega in Pamplona and flagstone flooring from Cadiz. The whole of the courtyard is paved with antique paving stones and forms a beautiful pattern with borders and walkways. There are several tack rooms and a double carport to the side of the house on the left. To the right is the exercise paddock for the Stallions. There are three mature Palm trees in front of the house and several Pine trees in the grounds as well as other mature trees, plants and flowers. The house is a beautiful family home which has been lovingly created using the finest reclaimed materials and has so much character and style that it looks very authentic. The old stone steps lead up to the covered Patio which has a beautiful wooden beamed roof, ornate pillars and flagstone flooring. The Front door is equally impressive and is completely hand-crafted from pine and walnut. Through the front doors one enters the entrance hall, which is furnished with antique terracotta floor tiles, these continue throughout the whole house. To the right of the main door is the Kitchen. There is another door from this room leading straight out onto the patio. The kitchen has a fireplace, a walnut and pine table and built-in cupboards, a separate utility area to the rear of the kitchen houses the fridge-freezer and washing machine. The tiled area around the work surface is completely unique, the tiles have all been hand-painted with images of the property and the stable blocks. Going back into the hallway you see the stairs ahead of you going up to the first floor landing. Again the materials are all old and reclaimed from various locations around Spain. To the left of the main door is the fabulous Lounge with lots of windows, high-beamed ceilings and a large open fireplace. To the rear of the Lounge is the Dining room and this too has lots of windows to let in the light and create a wonderful warm and cosy atmosphere. The dining room furniture which consists of an antique table and 8 chairs, a sideboard and a dresser, are all included in the sale. There is a small bodega under the stairs which can house several bottles of wine. Going back into the hallway, next to the stairs is the ground floor Bathroom which is also tiled with hand-painted tiles and an old mirror adorns the wall. The property is fully fitted with under floor heating. There are also speaker wires in all of the rooms which allows one to listen to music anywhere in the house. The whole property has also been fitted with the wiring for security cameras. The electrical wiring, porcelain sockets and light switches are all completely new, but have the appearance of the old style in order to maintain the old and authentic look throughout the property. Upstairs there are four main bedrooms leading off from the central landing and another Bathroom which has again been decorated with the hand-painted tiles, this time in a lovely blue colour. The Master Bedroom measures 4.5m x 4m with an en-suite of 1.5m x 3m. Bedroom two measures 4.3m x 3.2m. Bedroom three is 4.2m x 4.7m and the final room which could be used as either a Bedroom or Dressing room, is adjacent to the Master Bedroom and measures 4m x 4.5m. There are a further set of stairs which have been built in an Arabic style and are pictured above, leading up to the Tower room. This room has great views of the surroundings and measures 4m x 4.5m. There is access from the Master Bedroom to the Terrace overlooking the courtyard. The Terrace measures 7m x 3m and makes a wonderful addition to the Master Bedroom. Some of the walls upstairs have been painted with a range of natural colours which are not actually modern day paints at all, but are the natural pigmentations that were used centuries ago to paint houses. Outside one can admire the horses and enjoy their obvious pleasure with their wonderful surroundings and first class accommodation. All of the stables are large and spacious, with high ceilings and access to paddocks and exercise areas. The horses can also see each other through the bars when in their stables. There is a huge Barn measuring 320sqm which houses the horses feed and equipment. In addition there are 4 really good sized Dog kennels with built-in runs and covered sleeping areas, complete with heating and built in the same style as the rest of the property to continue the look throughout. The land is very impressive, with 290,000sqm of productive olives which on a good year can produce 150,000 kilos of olives and on a bad year around 110,000 kilos. There are in total 6000 olive trees, 4,500 of those being 18 years old and 1,500 of them being 7 years old. There are also another 400 trees on and around the property for shade and ornamental purposes. The whole of the land is classed as riego - or irrigated land and all of the watering system and irrigation pipes have been installed. There is a massive water deposit on the land which holds 500,000 litres of water. Additionally the house is on mains water but in case of any problems the owners have installed another water deposit near the kennels which holds 3000 litres of water and can be piped directly into the house. The current owners have literally thought of everything and are really sad to be selling this magnificent property. Located only a few minutes along a tarmaced road from the nearest town on Tijola, this is a real credit crunch bargain. The main town of Baza is 28km. Access to 4 international airports is very good, Granada is 120km, Almeria 110km, Murcia and Malaga are around 150km and the coast is only 90km away.
