KMLClients approach us to sell their properties for all sorts of reasons, upsizing, downsizing, change of scenery etc. There are on occasions properties that come on the market where unfortunately a change of circumstance for the owner forces as sale, and this property is properties. Unfortunately the current owner has simply run out of time and money to finish this villa, and with regret has asked me to sell on his behalf. The villa in a finished state will be worth between 220,000€ and 250,000€ and is being offered for sale at a fantastic 138,950€. At Hondon Valley Homes we have a policy of full transparency, so please allow me to explain what we believe needs spending to validate this valuation. The villa is 85% complete and has all the paper work in order, architects plans and all applicable licences. The project began back in 2007 with all the supporting legal paperwork completed in 2008. A habitation certificate is yet to be issued as first habitation has not yet been undertaken (the house is still in construction phase), however the owners legal representative will obtain an written undertaking from the town hall as what work needs to be completed in order to obtain this final certification. We estimate (we also welcome independent verification) that the following work needs to be undertaken. Installation of tracking solar electricity panels and batteries 15,000€ (this is a quoted figure) Courtyard & patio (completing concrete & tiling) 2,000€ Garden clearing & gravelling 5000€ 10 x 5m pool & terrace 17,000€ Others 6000€ (to finish odd jobs around house). Above there is 45,000€ worth of extra cost to be added to make this into a dream villa in a dream location, but this would still only bring the total investment to 184,000€ and this includes a large 10x5m pool. At 184,000€ this is still a huge saving and although I never use the investment word in these tough times, this property would represent a fantastic return on investment, with a huge long term rental possibility. OK. The above is the technical & expensive bit which I feel obliged to explain as this is not a kerb appeal villa (yet). The villa itself is set in a secluded location high above the village of Barinas which is famous for its fresh water springs which attract people from many miles away, to fill up their water bottles for the beneficial waters (also it’s FREE). The villa overlook the village and is reached from a private unpaved road which serves but a few properties. The villa consists of 3 double bedrooms of which the master bedroom has an ensuite bathroom and walk in dressing room. There are 2 bathrooms in total (all bathroom furniture has been purchased but not fitted). All bedrooms have wardrobes, ample electricity points and TV connection. The lounge measures approximately 35m2 and has a feature fireplace designed to accommodate a log burning stove plasma screen tv above. There are sliding patio doors onto the patio with views over the “pool area” and mountains. The kitchen has all the units (high quality modern wooden painted) fitted and is fully tiled. There is room for a range cooker and American style fridge freezer. Off the kitchen is a large utility room for washer, drier and extra freezer or beer/wine fridge. There is a back door with access to the private courtyard. Externally there is a garage, courtyard and patio, satellite dish. Water is supplied by a deposito (15,000litres) and electricity will be supplied via tracking solar and/or generator if required). Approximately 2000m2 of the entire 9000m2 plot is fully fenced and defined as day to day living space. I would define this property as a project house and a person with the forthought and ability to see it through will find themselves with a stunning property at a price way under the market valuation even in these difficult times. This is a property that needs a thorough inspection to see the work and high quality work (and materials) that has already been undertaken and what needs doing to complete it.
